Fit-Out Overview
This office fit out project saw BSE UK transform a previously underused ground floor warehouse space into a fully functioning office and breakout space within a modern industrial building in Wiltshire. The aim was to create a workspace that felt practical, welcoming and aligned with how the business operates day to day, while maintaining continuity with the existing first floor office.
The building sits within a contemporary industrial complex typical of light industrial, warehousing and commercial use.
The project was managed by Jerry Hubble, Office Fit-Out Project Manager at BSE UK, supported by Fit-Out Project Coordinator Haydn Couzens. Together, they oversaw the project from tender stage through design development, coordination, and delivery on site.
The Starting Point: Understanding the Workspace Needs
Before work began, the ground floor was primarily used for warehouse storage. While functional, it didn’t support how the business was growing or the way teams needed to work. The goal was to turn the space into an office that could support both focused work and collaboration.
The client approached BSE UK for a design-led approach, seeking guidance on layout, flow and styling to create a space that reflects the way people actually work. Rather than starting with finishes, the focus was on understanding daily working patterns and how teams interact.

The brief was really about making the ground floor work properly for the business. It had been used as warehouse storage space, so we focused on bringing in more light and creating a layout that supports everyday working, while still tying in with the first floor. It’s now a flexible, practical office space that feels part of the wider building but has its own character.
Building Improvements and Refurbishment
Several changes to the building features helped improve light, circulation, and overall usability:
- New windows to bring additional light deeper into the space
- A new external door from the kitchen and breakout area for safety purposes
- Updated finishes and layouts to match the existing office
These adjustments transformed the floor from a back-of-house storage area into an inviting, usable workspace.
Layout & Workplace Design
The layout was designed to support different ways of working while keeping the office easy to navigate. Dedicated desk areas were provided for office-based team members, alongside a hot-desking zone for temporary or visiting staff. This hot-desking area also doubles as a quiet working space away from the main desks.
Bespoke window seating and storage was installed along the glazed elevations. These areas provide informal working spots or places to take a break, with integrated display space on top.

Design Direction for Modern Office Fit Out
BSE UK’s interior design partner used the first floor as inspiration while updating the ground floor with a fresh look. A neutral colour palette was used as a base, softened with carefully placed colour accents to add character. Natural timber finishes introduce warmth and contrast with the industrial elements of the building. Accent and mood lighting creates a relaxed, modern feel throughout the office.
Artwork and graphics subtly reference aviation, tying the design to the business’s specialism. The approach creates continuity across the building while giving the ground floor its own identity.
Acoustics and Comfort
Acoustic performance was an important consideration. The space combines open desks, informal seating, and quieter working areas. Rather than hiding the building’s raw finishes, walls and ceilings were layered with acoustic solutions that are both functional and visually interesting.
Sound control was improved with waved ceiling rafts made from specialist acoustic panelling. The Nown Atmosphera ‘Swell’ ceiling rafts absorb noise while becoming a defining visual feature overhead.
Additional comfort was added through:
- Planting to soften the space and introduce greenery
- Extra acoustic panels in key areas
- Slatted timber dividers between window seating and informal work benches
Together, these features create a space that feels open and bright but remains acoustically comfortable.
Colour, Flooring & Finishes
Colour and branding were integrated thoughtfully, using the company’s palette in key areas without overwhelming the space. Flooring was chosen for both durability and to help define zones:
- Textured carpet tiles in desks and meeting areas to improve acoustic comfort
- Timber-effect flooring in circulation and breakout zones to guide movement
Finishes were selected to be practical, hard-wearing, and visually cohesive with the wider design.
Kitchen & Breakout Space
The kitchen and breakout area was designed to be a space people naturally gravitate towards. Sage green base units were paired with timber-effect wall units, while undercounter ambient lighting softens the overall feel.
A central feature island with a terrazzo worktop provides a focal point and practical workspace, with integrated lighting adding warmth. The kitchen and breakout area works equally well for informal meetings, collaboration, or stepping away from desks.
Flexible Meeting Spaces
Meeting rooms were designed to be flexible and adaptable. Ambient lighting and ceiling-mounted sky panels create a calm, distinctive environment.
The room features:
- A folding wall to divide the space into two areas
- Mobile desks that can be moved together or apart depending on needs
This approach ensures the space is fully flexible and maximises the footprint, supporting both team collaboration and individual focus
